How to Buy Your First House

Tips for First-Time Buyers

Buying your first home, made simple.

Buying a home for the first time can feel overwhelming. Here's what actually matters, based on how the process really works with Burgundy Homes.

01

Know your budget and financing path

Decide early whether you're paying in cash or financing through a mortgage before you start touring homes. We work with Absa, Ecobank, FNB, and Republic Bank, and can point you in the right direction if you need financing.

02

Get clear on the deposit and payment plan

Our standard plan is a 50% deposit with the balance spread over an agreed period — but plans are flexible. You can propose a payment structure that actually works for your situation.

03

Consider buying off-plan

Selected developments are available off-plan, often at a discount. Buying before construction is complete lets you lock in a lower price and pay in installments as the build progresses.

04

Visit before you commit

We arrange free site visits so you can see the property and its surroundings in person. Never commit to a home, from any developer, that you haven't walked through yourself.

05

Check the legal paperwork

Every Burgundy Homes property comes with verified land title documentation and full legal backing. Ask to see it, and don't skip the legal review — whoever you end up buying from.

06

Have your documents ready early

A valid ID (passport or Ghana Card) is the starting point. Our team will give you a full checklist once you express interest, so the process doesn't stall later on paperwork.

07

Know your realistic timeline

Cash purchases can close in a matter of weeks. Mortgage-financed purchases typically take 4–8 weeks because of bank approval timelines — plan your move around that, not around the listing date.

08

Think past the purchase

Once your title transfer is complete, the home is fully yours — to live in, resell, or rent out whenever you choose. Closing the purchase is the start of ownership, not the finish line.
